Second Valvoline Instant Oil Change Planned for Greenwood, Indiana
Valvoline is looking to bring a second oil change location to the town of Greenwood, Indiana, reports the Daily Journal.
The new store would be located on 0.91 acres near the southeast corner of East Worthsville Road and U.S. 31, joining another Greenwood location that has been in operation at 266 S. State Road 135.
While the long-vacant land was once not ideal for development, as manufacturer Endress+Hauser began to expand in the area, it teamed up with Unicorp National Developments to evenly split up the 70-acre span of land and introduce new developments.
The Valvoline Instant Oil Change is one of a few new businesses that have announced plans to open in the area, joined by an upcoming Wawa and a Crew Carwash.
With the layout of the proposed Valvoline calling for an additional access road on its west side, Valvoline came before the city’s Board of Zoning Appeals to request a design variance allowing for three overhead doors on the building’s front facade, rather than just one.
“For us, it would be impractical to try to orient the building in such a way where we would not have the bay doors facing the right of way,” explained Mike Mahalik, a designer at CESO, which is assisting Valvoline.
With the lack of additional doors requiring customers to perform a 90-degree turn inside the building, the Board unanimously approved the request.
Valvoline also had to go before the city’s Advisory Plan Commission to request a landscape buffering waiver, due to a 33-foot-wide gas line easement making it difficult for landscaping to be implemented on the store’s east side.
With trees not allowed in the easement, city staff recommended Valvoline instead plant an additional 21 shrubs, for a total of 67 shrubs in the easement. Valvoline agreed, and the waiver was approved 7-0.
